The legal verification of a property is very important.  The legal verification of the title of a property is very important.  A bad legal verification or an incomplete legal verification can many times burn all your money which you have invested in the property market.  A good legal verification many times saves your money, many times saves you from bad properties and many times keeps your money safe.  There are two types of property lawyers in the property market.  There is one type of property lawyers who are very fast in all property related processes.  They are relatively cheap, any assignment given to them they completed very fast.  They do not use their brains much, whatever you tell them they executed very fast.  They just want to complete their work They want to raise an invoice They want to take the money They want to go home.  They are not bothered about what happens to you after you buy that property They are not bothered about what's going to be your future after investing that much money.  Such lawyers cannot be used in big property deals They can be used in very small property deals like buying apartments of 20 lakhs, 30 lakhs, 40 lakhs or buying small plots of 5 lakhs, 10 lakhs.  It is okay to use them or such lawyers can be used for properties where you know the landlord very well or you know the locality very well or you know the history of that property very well.  Then you can use such lawyers You can save on the legal expenses and manage with such lawyers.  But when you are buying huge properties, you are buying properties which is a big portion of your net worth.  You need a lawyer who can thoroughly check the background of that property You can thoroughly check the background of the owner of that property.  Who can smell the owner of that property Who can smell that property and find out defects in that property You need a strong lawyer.  You need a lawyer with a very stiff nose.  This second type of lawyers are property speculators themselves.  And if you can find a lawyer who is a very active property speculator in the locality where you're buying the property, that lawyer can do a marvelous job for you.  Lawyers are generally expensive They are not so polite to work with They are rude at times They are rude not because they have they are angry with you They are rude because they want to stop you from doing something stupid.  But generally in your place you feel hurt that you're paying a bomb to such a lawyer and he's shouting at you and he is talking to you rudely.  My father was a second type of property lawyer and I can tell you many clients admired his process of sniffing and finding defects in a property.  And for one of his clients in the very first property transaction he called off He saved them two and a half crores in the year 1987.  And they are thankful to him even today Even today they worship him from saving him from that deal And after that my father has earned.  And after that they have given a lot of business to my father.
